Who runs this site

B H I Builders Inc., trading as BHI Builders, holds California contractor license B #738313. You can check it on the Contractors State License Board's own site. California requires the number on every contract, bid and advertisement.

These terms cover this website and its calculators. By using them you agree to these terms and to our privacy policy. If you don't agree, please don't use the site.

Using the site

• Use the site for your own planning and to get in touch with us.
• Don't try to break, overload or get around the site's security. Search engines and AI tools are welcome to read and cite the site.
• When you book a call, give accurate information and only contact details that are yours or that you're allowed to share.
• Don't use the site for anything unlawful.

Estimates and tools are ranges, not offers

Every figure the cost calculator shows is a low and a high from BHI's own pricing model, priced from the answers you give. The rent and return, loan and financing figures work the same way: a range from public data and your inputs, with the sources and their dates on the page. The feasibility intake lists rules that commonly apply; it is not a feasibility approval.

None of it is a quote, a bid, an appraisal, a permit decision or a promise of a result. A quote comes from a site visit and a set of drawings, and nothing is agreed until both of us sign a contract. The signed contract and its change orders are what set the price, the scope and the schedule. Your own cost, rent, rate and tax bill will differ.

Not advice

BHI is a contractor. It does not lend money or arrange loans, and nothing on the financing or return pages is investment, tax, legal or lending advice or an offer of credit. Talk to a lender, an accountant or a lawyer about your own situation.

Rules change

Permit rules, fees and programs change. Each guide says when it was last reviewed and links its sources. The permit authority for your parcel decides what applies to it, so confirm with them before you rely on anything here.

Booking a call

A booked call starts a conversation. It isn't a quote, a permit decision or an agreement to take on your project, and BHI may say a project is outside what it does. We call you at the time you booked, about your project only. How we handle what you send is in the privacy policy.

What you send stays yours. You let us use it to answer you and, if you hire us, to work on your project.

Words, photographs and drawings

The text, photographs, videos, renderings and drawings on this site belong to BHI or to the people credited beside them, and the BHI Builders name and logo are BHI's. You may link to any page and share it for your own reference. Please ask us in writing before copying the content anywhere else.

Links to other sites

We link to government offices, agencies and others because their pages are the primary sources. We don't control those sites and aren't responsible for what they say or do.

No guarantees about the site

We work to keep the site accurate and available, but we provide it as it is, without warranties of any kind, as far as the law allows. We don't promise the site will always be online or free of errors, or that any figure or rule on it is right for your property.

Limits on liability

As far as the law allows, BHI isn't liable for indirect, incidental or consequential losses that come from using the site or relying on it. Our total liability for anything arising from the site itself is limited to the amount, if any, you paid BHI through it. This doesn't change anything in a contract you sign with us, or any right the law doesn't let us limit.

If the site is misused

If you break these terms or misuse the site, and that leads to a claim against BHI, you agree to cover the costs that follow from it.

Which law applies

These terms follow California law, where BHI is licensed and works. Any dispute about the site goes to the state or federal courts in San Diego County.

Changes to these terms

When these terms change, the new version appears here with a new effective date, and it applies from then on.
