Two-story ADU and junior ADU
A two-story, 1,152 square foot detached ADU set below the main house on a hillside lot near Escondido, with a 156 square foot deck facing the valley and a new 400 square foot detached garage. On the same lot BHI added a 498 square foot junior ADU above the existing garage and converted 360 square feet of garage into living space. The County of San Diego issued the permits, and all of them were completed in 2024.

Permits and process
The County reviewed the ADU, its deck and its garage as one permit: the application went in on November 27, 2023 and the permit was issued on July 12, 2024, after about seven and a half months of plan review. The junior ADU had its own permit, applied for in December 2023 and issued in April 2024. The County records every one of them as completed.
The build
The ADU sits on the slope below the main house, so its deck carries the living floor out over the lawn toward the valley and the hills. The junior ADU above the existing garage has its own exterior stair, so each unit keeps a separate entry.
